Newer buildings in Seoul cost more to rent, and by a wide margin per square metre — but how much more depends almost entirely on the district you are looking in. The premium for the newest stock runs from 300,000 won a month down to nothing at all. These figures come from rent filings for one-room units across the city, and they change what “I want something new” should cost you.

The city-wide picture

Grouping every small officetel let on monthly rent in Seoul by the decade it was built gives a clear ladder. Rent goes up, floor space goes down.

A post-2020 officetel costs 300,000 won a month more than a pre-2009 one and gives you four square metres less, which works out at 84 percent more per square metre. We found the same pattern when we looked at Sinchon and Hongdae on their own. What the city-wide data adds is that this gap is far from uniform.

The premium is not the same in every district

Comparing 2010s buildings with 2020s buildings inside each district — so the area, the transport and the demand are held roughly constant — the step up to the newest stock ranges from a third of the rent to nothing.

Dongdaemun-gu and Gwanak-gu ask around 280,000 won more a month for a 2020s building than a 2010s one in the same district. Seodaemun-gu asks 80,000 won. Songpa-gu asks nothing.

In Songpa, the newest buildings cost the same as the 2010s ones

Songpa-gu is the outlier worth knowing about. The median for a 2020s officetel there is 900,000 won, the same as for a 2010s one, and the newer units are marginally larger — 21.3 m² against 21.1 m². Per square metre they work out slightly cheaper. This is not a thin sample either: 327 filings for the newest band and over a thousand for the 2010s.

Read it as a signal about supply rather than a bargain. Songpa has had a steady stream of new officetels coming in around Jamsil, and where new stock keeps arriving, landlords cannot charge much of a premium for the word “new”. In districts where the newest buildings are still scarce, they can.

If you want space, look older — or look at villas

The trade-off runs the other way for villas, and this is where the city-wide numbers get genuinely surprising.

A villa built since 2020 is about as large as one built before 2009 — and it is cheaper per square metre than a 2010s villa, which is the smallest of the three. If you want a building that is both new and not cramped, newer villas are the part of the market to ask about. Where the older, cheaper stock actually is

A median only helps if there is something to rent at it. Among the areas Ziptoss covers, pre-2010 officetels are thickest in Gwanak-gu, with 1,004 filings in the year — more than triple Seodaemun-gu (336), Mapo-gu (313) or Dongdaemun-gu (298). Songpa-gu has the thinnest older stock, at 114.

That matters when you are actually searching. In Gwanak-gu an older officetel at 570,000 won is a realistic target because plenty of them come up. In Songpa, an older unit at 600,000 won exists in the data but you may wait for one.

How to use this when you look

  • Decide what “new” is worth to you in money, not in feeling. Per square metre, newer buildings in Seoul cost roughly twice what pre-2010 ones do.
  • Compare inside one district, not across the city. The premium in Dongdaemun is nothing like the premium in Songpa.
  • Ask the build year of every unit you view. Agents list it, and it explains most of the price difference between two rooms that look similar in photos.
  • If space matters more than fittings, a pre-2010 officetel or a newer villa gives you four to six square metres more for the same money.
  • These are medians across thousands of contracts — a tendency in the market, not a rule for any one building. Condition, floor and the specific street still move the price.

What the numbers answer

Q: Does a newer building always cost more in Seoul?
No. City-wide the newest officetels do cost the most per square metre, but inside Songpa-gu the 2020s median matches the 2010s median. Where new supply keeps arriving, the premium fades.

Q: Why are newer units smaller?
Small officetels built in the last few years are designed around single occupants and tighter layouts, so the same rent buys less floor area. The size difference between a pre-2010 and a post-2020 unit is around four square metres at the median.

Q: Is an older building a bad idea?
Not by age alone. Older buildings tend to be larger for the money; what they may lack is insulation, soundproofing, a lift or a secured entrance. Check those in the room itself rather than assuming from the build year.
